A home run, to me, is whenever I get on base because you can’t score on the bench. A signed PSA is a home run because it puts me in position to score. Whether it is 1k or 100k, it is more than I had so score one for the home team! What say you?🤔

I locked up a 4 acre parcel in Wittman Arizona (Maricopa county) at $12k. sold comps are $17-$19k. I was initially thinking to wholesale it and make $5k-$6k but I do have someone via fb marketplace saying they would be willing to finance it for a total of $28k with $3k down and payments of $500/month. Has anyone ever gone through setting up owner financing and if so how much did it cost you to have the docs and process facilitated by a real estate attorney and or title company?

In spite of all the technical enhancements, never forget, this is a people business. The person on the other end of that phone/text/ email has problems just like you. You are successful when you are able to connect with them on a human level, gain their trust, then solve the land problem. Prove me wrong.

New to the land flipping business and have a couple of questions.. 1. Do you ever put your offers contingent on approval of the lot splits? What other contingencies before closing (soil studies, etc)? 2. Are you putting offers in the initial outreach? I assume not, otherwise would be very difficult to send 5,000-10,000+ messages per day. 3. What are you using for data providers? I am looking to find cheap exports of only name and addresses- something other than Land Portal.
