Deed syntax... aka, "You had ONE job!"🙄
Hello all! I have my answers from AI, but I was hoping to hear from those of you with actual experience in the matter. On a scale from one to ten, how important is it to have an exact name match on a deed? Specifically, if I had drafted it with the Grantor's middle name and they signed without it... or even when they included their own middle name in the signature but the stupid notary didn't include it in the "Acknowledged before me" line?!? I really don't want to push my luck and request them to go through this a second time, but I will if it's deemed critical. Thanks in advance for any advice!

@Christina Sanchez Sorry, I'm still new at this... in my mind, there is no closing. Maybe it depends on the specifics of how you structure your "takeover," for lack of a better term. I just figured once an AOH and all the Deeds have been recorded that by default the house becomes mine. Ahhh, you're probably assuming the house is still under a note but it was actually 100% owned!

@Christina Sanchez Ahhh yes! I'm still trying to accomplish the full acquisition, but maybe that's where my question was originating from after all... the ability to sell without any clouds on title. I.E., the ability to get title insurance. I kinda go back and forth about just keeping it though, anyway. Hehe
