If you work heir leads in Texas, read Estates Code 201.001 before you call anything a one-heir deal. When someone dies without a will and leaves no spouse: Kids get it. No kids, both parents alive: the parents split it. One parent alive: half to that parent, half to the siblings. No parents: all to the siblings. We put about $350 into this deal and walked away with roughly $60,000 in 40 days. No rehab. No hard money. No cash out of pocket beyond notary and recording fees. This one is about what happens when you take everything the creative finance world teaches — subject-to, seller financing, novation, wraps — and apply it to properties with clouded titles and fractured ownership between heirs. Here's the situation. Mom passed away and left a house to two kids. The brother lives in it and wants to move to Arkansas. The sister lives nearby, isn't hurting for money, and doesn't really talk to him. Probate closed, but the house never got included, so nothing ever transferred into their names. Meanwhile there's a tax lawsuit with a court date and an accelerated sale coming. Neither of them could solve it alone. That's the whole opportunity.
