Hey everyone, I’m Dylan Martin I’m based in Dunnville, Ontario, and I run MXC Excavating Inc., a growing excavation and septic company serving the Haldimand, Hamilton, and Niagara regions. What is your first impression of this listing? Is the builder trying to re-coupe costs from an over budget build? I feel the rents are as high as possible given the location and product. $1800 for each unit, 3 units is $5400 per month. Assuming a 65% margin on this build and you've got a 4.68% cap rate (gross of 7.20%) - how does this compare with the current state of the market. I don't know St John's, NB well but just some numbers for discussion. If it's in a central area and you have financing around 4%, you should cash flow properly.
