Data Question
Currently, our Montgomery County dataset does not include last payment date or property assessed/market value. I have been manually looking up each property using its tax ID on the county tax assessor website. I’m wondering if there’s a way to streamline this process. Specifically: 1. Is there a way to programmatically pull last payment dates, delinquency length, or the value by which the property is being assessed? 2. Is there another dataset we could link to ours that includes assessed or market values for these properties, so we don’t have to do manual lookups? Any suggestions on existing datasets or tools to streamline this would be very helpful!

Research Questions
I have a couple of questions so I thought I would post them here together: 1. Has anyone tried using and exporting from the toolkit? I filled out info and tried to export it but the doc doesn't show any info (blank page). 2. Imagine this scenario: Property shows only 50% UDI for Susan. The rest is under Anthony who also owes taxes. Susan has HS - Homestead exception. Anthony died in 2025 (obit info), there's a deed transfer to Susan a few months after Anthony's passing but no probate. Is this possible? Do all properties have to go through probate when someone passes? Susan and Anthony were married. Would appreciate any help!

Commercial Vs Residencial properties
Hola team! Quick question for those working tax delinquent lists: Have you noticed meaningful differences between targeting commercial vs residential (personal) properties for Curative deals? Most of the properties I’ve been reviewing from a municipal tax delinquency list have been commercial, and I’m wondering if there are specific pros/cons I should be aware of when evaluating them compared to residential
Commercial Vs Residencial properties

Hey, it’s Phillip Thai, If you’re here, you’re probably an experienced investor who’s tired of grinding out wholesales, flips, and rentals for thinner and thinner spreads… and you’re ready to work fewer, better, curative deals. Same. That’s exactly why we (@Rob Lee and @Christina Sanchez) built this community. Our promise to you: everything in here comes from deals we’ve actually done, mistakes we’ve actually made, and processes we actually use in the real world. Where things are at right now You currently have access to the core foundations of the Curative Investor system: 1. Research -- How to find and evaluate tax‑delinquent and “messy title” opportunities, so you’re not guessing which deals are worth your time. 2. Marketing -- Where to find leads in the TX market. 3. Sales -- What to say? How to say? What information to collect? Understanding family dynamics. As we go, I’ll keep adding trainings, deal breakdowns, and resources based on what you are running into in the field. What you have access to inside Skool Right now you can: - Go through the Start Here, Research, Marketing, and Sales courses in the Classroom - Join our live calls to get your questions answered in real time --> Live calls will start late Feb - Post deals, questions, and wins in the Community so we can help you move faster Use this space.
