Due diligence-Foreclosures
Greetings, I just wanted to share how I do my due diligence to confirm if there is a surplus. I have found, often what I see may not be the full picture. Therefore, I use the county (FL-Orange County) to help me. They are very responsive!! I first look at the certificate of dispersement. If there is a surplus , then I want a second pair of eyes to confirm it. Attached is 1) what I found (195k surplus). 2) My email to the county, 3) The counties response. This case, because of no surplus, goes in my inactive file now. 😞😂. Next! Now, if the surplus was good, I would then research contact information so that I could attempt to get them/heirs under contract. If all goes well, I would send to the Attorney to submit the claim to the county.

Phones are being updated to screen calls
One thing that is happening with increasing frequency is that cell phones are being updated to screen calls. Many times this was not done at the person's request, but was simply an automatic update by the cell phone provider. Just another little wrinkle or obstacle that we have to overcome. Dave had a good call this morning to help us leave a good message.

It will be worth it !
We have to keep telling our selves that it will be worth it. It does require quite a bit of work, some rejections , and some just nifty gritty, roll up your sleeves type effort. Yet when we find someone who is really looking for what we have, it will be mutually beneficial, and all of our effort will be with it. Carry on Warriors !!
Got my first Verbal Agreement!
Made a few hours worth of phone calls Sunday night and they paid off. Got my first verbal agreement with a contract sent in the mail. It's not a paycheck but it's the first step!
