2025 NET revenue was 40K booked in Hospitable, but there were some months in which the property did not perform at FBG standards. There were also some direct booked weekends and personal stays on popular weekends, driving revenue down from maximum. We adjusted and repositioned and outperformed some other properties in the market.

@Matt Sanderson can detail out the rev numbers. From my understanding it’s airDNA data pulled in from Airbnb/VRBO hosting platforms. i picture it plays as a bnb and/or venue. Set it up for a rental fo a corp venue and partner with a 3rd party to plan the event if they don’t have one for a % of their revenue. You have the Vine wedding venue and can get lodging from, can have antique fair visitors, there is Fayette lake not too far out, bluebonnets, etc. I’d have one barn as commercial kitchen, game room, with a sleeping quarters. Another barn as hang out full of amenities, add a pool, take the house and renovate it for maximum “lodge” style living. Throw a few RV electrical drops if the guest books, they can have additional RVs for guests.
