National company or stick to an area?
Hey everyone! I'm new here and relatively new to the business. Wanted to get thoughts around what everyone has experienced as a land operator. I like that we can work across any state/county that makes sense, but is it better to stick with a few counties/states and form a team (surveyor, realtor, title agent, etc) in those specific areas? Any thoughts or guidance would be greatly appreciated.

PandaDoc vs SignNow vs DocuSign vs Other?
What platforms are you all using for signatures and contracts? I’ve tried PandaDoc and SignNow, and personally I prefer SignNow so far. I’d like to hear what everyone else is using and why. Also, I’m working on getting my Skool level higher, so likes on this post and my follow-up comments would be appreciated. Thanks!

Why Some Land Listings Are Just Overpriced
Been calling land agents for about 3 months now and one thing is pretty consistent… Some lots are just overpriced. Not slightly… just not even close to what buyers are paying. The interesting part is the agent usually knows it. But the seller doesn’t want to move. At first I thought those were dead leads. Now I’m starting to see them more as “timing” situations. Still figuring it out, but it’s changed how I look at follow-up.

Fairly typical is the owner “knows a guy” that sold a property for more than and takes that as the only comp without a real comparison and rejects anything that doesn’t fit his narrative
