i have a few of you on here , buyers, and any more leads on title companies, greatly appreciated, also, what are we using for mass calls? I got my number flagged as possible spam so i need to approach this differently.

Mass calls as in Cold Calling? You need a dialer with built in Spam Protection and A2P verification. Fairly certain Wavv, the dialer that’s built into Ninja, does this. Feel free to DM me and I can provide some additional insight

Weekly Wins & Losses!
Hey everyone! Meant to post this yesterday but better late than never! Drop a comment below with your wins and your losses from this past week! I believe even losses have some type of win built into them and will help the new members learn a little! I’ll go first! I had a loss this week. My partner and I had a fantastic wholesale deal in the works. Numbers were great, end buyer signed quickly, closing docs were setup and attorney was on board, vacant, ready to go. An ideal wholesale situation. Fast forward a few days later, title report comes back and come to find out, the seller has multiple federal liens, judgements, etc etc. It exceeded the purchase price significantly. Unfortunately the seller was “unaware” of this and ghosted us 🤷‍♂️ Lesson to be learned here is having proper Due Diligence time and a healthy relationship with your attorney so title can be pulled soon enough to avoid wasting too much time 💪💪💪
