@Dave Denniston Q2 was interesting. I returned to my 2026 goals and revamped them for Q3–4. I'm shifting markets for straight land and manufactured deals, and adjusting new terms for seller financing (too many defaults). Now I'm excited to get things moving again!

@Dave Denniston I just listened/watched this and it was really helpful. It brought validity to the fact that land flipping has really changed. (I'm not losing it.) I am seeing some of the same margins and just passed on an auction deal today because I wasn't confident enough in the margins and comps. It's all about the numbers and we need to be a bit more cautious yet still take action. Thanks!

@Dave Denniston Yes, working in other states involves taking the dealer test per state. Then a dealer can work with multiple manufacturers... it's not like hanging a real estate license with one broker.
