Yeah, PA definitely tightened things up. The new law (Act 52) now requires wholesalers to have a real estate license if they’re assigning contracts, plus there are new disclosure rules and a 30-day cancellation period for sellers. It’s made things more challenging, but some investors are still working deals by either getting licensed or using double closings.
