seeking advice on a unique property
I met with a couple who may be selling a property near me...large family home with a commercial component (the husband ran an equipment repair business). It's really a unicorn in the middle of a residential neighborhood. I gave them my opinion on value which is pretty far apart from what they hope to get. Though it is a large parcel, it is not subdividable. Any advice on whether this might be an opportunity to put out to investors?

I recently had a property like this. What I did was brought in a commercial realtor and we split the listing. The property was right at 2 acres and the zoning allowed for up to 19 townhomes to be built on site. Bringing in the commercial guy also helped me bump us the listing price by about 30%. It worked out well for everyone. The key is in the zoning on those properties. Good luck!
