Hi Dan and Nick, I just wanted to reach out and thank you for these two amazing courses that I have so enjoyed taking these past few months - Multiplex Masterclass & Realist From Start to Scale - I literally went from being a very insecure student, intimidated by the language, jargon, acronyms and initialisms of real estate and the world of lenders, to a confident investor. Not to say that I wasn't an investor before the course started...but now I feel so much more confident as I can back up my gut instincts with research, knowledge and solid numbers that I've acquired from two super instructors and my mentor, Michael Arthur. Recommendations for Property Management Software
Does anyone have any recommendations for property management software? We have been doing all of our property management "old School" with paper lease agreements and etransfers and "call me if you have any concerns"... The number of doors we manage are going up significantly, so we would like to start using property management software. We are hoping for something tenants can easily use for signing leases, maintenance requests, and making rent payments.

What return should I get?
Hello, So I have a multiplex build opportunity that I age investors for, but I don’t know what return to offer them in a pitch. I’m looking at a 15-20% IRR over 18 months. I’ll be part money investor and all operations as the realtor and builder. Thoughts?

that IRR is good, people modelling 20%+ usually have a hard time delivering tbh
Down payment - refundable and nonrefundable
How much of a deposit should I put down? Should I also have some down payment as nonrefundable? I have spent too much time thinking about those questions… I feel like I’m sitting in front of a chessboard contemplating my next move.

I typically go refundable if its conditional, usually 5%. Sometimes tiered 1% then 4% non-refundable on removal of conditions
