🏠 Almost £4 Million Invested in Property to Support Children in Care
This caught my attention this week... Durham County Council has approved a £3.9 million investment to purchase 25 properties that will provide safe, stable accommodation for young people in care. Why is this interesting from a property perspective? It highlights something I've been talking about for years: property isn't just about profits, it's about solving real-world problems. The council is currently spending over £1 million per year leasing emergency accommodation from private landlords. By owning the properties themselves, they'll reduce costs, create better outcomes for young people, and make more efficient use of public funds. At the same time, demand for supported accommodation continues to rise, creating opportunities for investors, developers, and housing providers who understand how to meet these growing needs. The biggest opportunities in property often come from identifying a problem and creating a solution. 💭 My question for the community: Do you think local councils should invest more in owning property assets rather than relying on expensive short-term rentals? It is my considered view that councils should invest more in owning properties than relying on expensive short term lets. I am already into supported accommodation business but the model is that we either use our own houses to accommodate young people or we rent from landlords. We pay the landlords from the money we charge for looking after the young people

The Difference Between Buy To Let, HMO & Serviced Accommodation
One thing I see all the time in property is people getting distracted chasing every strategy they hear online. Someone says HMOs are the future. Someone else says Serviced Accommodation is where the money is. Then another person says Buy To Let is the safest option. The reality is… there’s no “best” strategy. There’s only the strategy that fits your goals, lifestyle, risk tolerance, and where you currently are in the journey. Buy To Let is usually the more traditional, long-term wealth play. Lower involvement, steady income, and a good foundation for many investors. HMOs can generate stronger cash flow, but they also come with more management, systems, and responsibility. Serviced Accommodation can produce high income in the right area, but it’s a real business model and requires consistent operations and attention to detail. Too many people spend months trying to pick the “perfect” strategy instead of simply getting started and building experience. The important thing is understanding what suits YOU, not copying what someone else is doing on social media. I am interested in commercial conversions to SA properties and use them for my current SA business alongside SA management. As the property portfolio increases I will consider selling some of the properties. I am considering this model because it will help me to scale the SA business at the same time generating cash flow
