Seller Request
Had a seller yesterday, after agreeing to the contract and going over it. I send it they then text back saying need to make changes. So they texted me the things they wanted changed first on the list: The $25,000 EMD to be directly to them not with a Title Company or Lawyer! Also Non Refundable for any circumstance.. Yea no go! Where do these sellers come up with this stuff?!

Heck no, never send EMD directly to a seller.
Sellers Wanting To Change Contract
Has everyone else ran into this a lot? Where sellers want to change stuff in the contract; such as Inspection period, mainly the days of everything. You tell them before you send it what’s in it, but when they get it they want to change stuff. Is this normal, should I stop changing stuff? I had one that wanted to change the inspection period to 5-7 days, I agreed to 10 days. Any tips or anything would be greatly appreciated!

Changing inspection days by them could mean they have another higher offer and want to hurry yours up to see if you’re closing or not. Maybe ask them why and ease their minds by saying you’re going to get it sold/closed.

Not that I know of. I have never encountered in all 60 something deals I’ve done. Depends what the reason they want them changed for. Ask them to explain why
Durham NC Area
Working on a deal that would turn into a land deal. It’s in Durham area, there’s a house on the lot that would be a complete demolition, followed by a custom build. The lot size is .47 acres. So when I’m running numbers for this, how do I figure the offer for seller and buyer? Do I focus on new builds in the area? Do I have to see what the builder bought the lot for as well?
