🚨HELP!! Multi Family Property with another Single Family Rental on Property
I need help figuring out MAO for the seller and the correct comps, what is the formula or what do I follow? The properties are currently occupied and they’d like to stay the rent is $810-$950 (a month) below area average. The area average is around $1,200-$1,400+ a month. but there is a washer and dryer shared all together it brings in close to $30k a year for everything. I have pics and the inside would need updated (Paint, floor, bath and kitchen). What’s hurting me is also how low the rent is compared to area average. Any tips please

Help Multi Family Comps!
Okay so I’m talking to a property owner he has 3 properties, one of them is a multi family he converted a house into 3 units. It can be converted back to a single family but right now it’s multi family; my question is how and where do I start with comps? Is it the same as single family or what? Any help would be appreciated
What to do with returned mail? 🤔💭
Just wanted to share my box of returned mail before I shred this batch. For mail that wasn’t able to be delivered I try to go harder on these and look for relatives. Because if I couldn’t make contact via text, call or mail. Then I know my competition isn’t finding them!!! Keep pushing and fighting the good fight 🥊 my people! If anyone else is doing mail, what are you doing w the ones your not making contact with?

I do direct mail and or text, those two I’ve found have worked the best as first contact. If direct mail I don’t hear anything in a week I follow up with a text. But I’m working on two deals right now both were from texting as first contact.

Texting I’ve had some yes, some say NO some are maybe lol. More quick response with text. Yesterday had a call with one I’ve been texting, it’s extremely promising. 🙏🏼🙏🏼
