@Candy Posada South Florida is a large, highly populated area if one includes only the traditional 3 counties (Palm Beach, Broward, and Miami-Dade). Where do you really live? A little more exact for the sake of some of us would help you and us. You never know that if you state Pembroke Pines, you may be called on by someone who has an office there, but because you do not mention it, the loss is all yours.
Another small detail that can cause BIG issues 👇
We’ve seen documents get rejected for something as simple as a missing check mark. Real situations:👉 A document was rejected because the “physical presence” box wasn’t checked👉 Another time, a notary accidentally selected “online notarization” instead of in-person Everything else was correct… signatures, stamp, dates… but that one detail was enough to stop the process. These are easy mistakes to make, especially when you’re moving quickly, but they can lead to delays, re-signs, and extra stress for everyone involved. Key takeaway:Slow down for those final seconds and double-check the notarial wording and checkboxes. I hope to never have a document rejected for something as small and able to be fixed like these cases you mentioned. A simple second or third time reviewing the documents would have prevented these costly errors.
Let me share a quick real situation that happened recently 👇
A notary completed a signing for a Warranty Deed, everything seemed fine. The documents were signed, notarized, and sent back without any issues… or so it seemed. A few days later, the document was rejected. The reason? The notary seal was missing the notary’s name. That one detail, something easy to overlook, meant the entire document couldn’t be accepted. The signing had to be corrected, causing delays for the client and extra work for everyone involved. Situations like this are a reminder that in this industry, it’s often the smallest details that make the biggest difference. Before completing any signing, take a moment to double check your stamp and ensure it meets all state requirements. 👉 In your state, is the notary’s name required on the seal? 👉 Have you ever seen a document rejected for something small like this? What happened?

@Daisy East Ditto that for me too Daisy.How can one have a notary seal and not have a name on it? How does one know who did the notarization? I am guessing this may have involved a notary from New York because in my short time learning about different state laws etc, I understand it is actually onlu recently that New York even required state notaries to have a seal.

The owner of this community has the ability to turn the map feature on and/or off. It is my experience that since women often times have problems and do not like to show or tell others where they live as easily as men are willing to Melina Fuenmayor probably turned off this feature as women communities tend to attract 80-99% female groups and she may feel this way (or maybe she just does not know how to turn this feature on)????? No entiendo a las mujeres en general.
