This contract has been a roller coaster. I had to extend the closing last week from the 7th to the 14th, then today to the 24th of July. I had gotten the contract for 140k and talked the seller down to 120k after a cash buyer said the price I had it sitting at would not work. After The seller agreed to the new price (which took 3 days to do), the cash buyer signed immediately and was shocked that I got the seller to take a 20k drop off of the original price and he signed immediately. All of the paperwork is submitted to the title company and now it's just a waiting game from here for that 5k assignment fee. I'm super relieved and very proud of myself!

Made 100 calls tonight! Had 2 Inbound calls -Both not interested. Had 17 Pick ups! 2 Hang ups 6 Not interested in selling. 1 Demanding and offer. 2 Wrong numbes. 6 Ai pick ups. 1 Hang up. 5 went to voicemail. 27 Voicemails left in total. The conversations weren't as long today. More short conversations mostly. Had a good 5 min or so talk with a Spanish speaker. More Espanol practice LOL Came across a guy who was nice n polite then when I asked if he was interested in selling he got really upset. Started screaming n shouting. Then he switched up again asking what my offer was and give him and offer NOW!! 😂 this guy had 3 different personalities in the course of 10-20 seconds lol that was Wild haha he ended up hanging up the phone after he worked himself up, but it was a good change up from all the no answers tonight. No new leads today. Looking forward to hitting the phones a bit earlier tomorrow. I have 3 offers still waiting and ready to be delivered! Just need the connection! I believe Thursday is the day! 5 days in and I am working with a realtor for the Dispo. She walked one of her investors wife's through today and she loved it and saw the potential I did. I will be hearing back with a decision tomorrow! if all else fails she has 2 more investors from Denver that took an interest in the property, as the ones like the one I have are scarce and hard to come by in their market. I can see a real partnership in the realtor and another weapon in the arsenal! wish me luck!!

I got my first contract yesterday, earnest money submitted and in the disposition phase. It is a 3/1 with a basement. repairs are all cosmetic. ARV- 230k Repairs- 20k Asking- 150k Some person in a Facebook group that is using a BRRRR strategy messaged me trying to offer 100k. First off you cant lowball a lowballer bro.
