Preliminary Site Plan for Two Modular Builds
A few weeks ago I closed on 3 acres in Middlesex NC that I am planning to build two Modular homes on. Yesterday I got back the preliminary site plan from our surveyor on how we can split the lot into two 1.5 acre tracts. It seemed pretty straight forward, but the useable soils are really only on one half of the land, so we needed to make sure the numbers still worked with one of the two septic systems being a pump system. It took a little more time than expected, but now that we got the sketch approved, we should be recorded in another 2-3 weeks with the county (it's a small town in Nash County and they move pretty slow), and then we can get to building!

I have a pump system for my house. The house sits on a hill overlooking a river, which is approximately 150' below the house. Environmental services wouldn't allow the drain field to be placed behind the house because of the proximity to the river (downhill). So, we have two tanks: everything flows into the first tank and the solids remain there; liquids drain into the second tank. The second tank has a pump that pushes the liquids up into the drain field. A pump system is definitely not my preferred choice, but to place the house where we wanted it, we went for it. We've had some occasional issues - the most annoying of which was the pipes separating inside the liquid tank, so the water wasn't being pumped out. I was able to remedy it myself, but that's not something everyone is willing to do! LOL! The other problem has been with power outages. After Hurricane Helene we were without power for 10 days, so I had to "hot wire" the pump to our generator. We have a 6-bedroom system, so it was pretty pricey - I think about $18k back in 2017. Had we been able to do a standard system I imagine it would have been about 1/2 the cost. I'd be afraid to know what it would cost today...

Hi Everyone, sorry for the way I disappeared this morning. My Internet connection dropped and it turns out there's a Spectrum outage in my area. My Starlink backup didn't come online and I had no bars on my phone. Looking forward to future calls.

Hope everyone had a good weekend! What is everyone working on this week? Anything needed to help get a deal done? We got the soil study back (attached) that the 4 acre tract in Oxford NC I had under contract has no useable soil, so we had to walk away from that deal Our minor subdivision in Louisburg and our build in Franklinton are also both delayed because of the rain over the weekend. The ground is too soggy to bring heavy machinery on and work on the road, and too wet to begin building the decks. All minor delays, but you can see how these add up over the course of a 3-4 month project. Waiting on hard quotes for a one-off build that I have in Oxford NC as well Now back to making more offers!

How much are you paying for soil studies? I’d be curious to hear about this process in NC. Here in SC rarely ever hear of anyone using a private engineer unless there are issues with the standard Perc test done by the state environmental services and an engineered system is required. But it could just be that I’m uninformed!
