How do you set nightly rate if your unit sleeps a larger number of people than normal, like 8-16? Do you set the price for 8 and then charge extra per person after that?

Yeah it's just weird if the stay is the same price for 2 people or 10 people, and if you set the rate high for 10 people, then guests who only want to book for 2 people might think it's too expensive

I have been keeping everything signed under my business entity and EIN as much as possible, but I've noticed it's way more difficult to sign up for utilities, internet, etc under a business than personally.

How do you analyze apartment units if there are only 4 in the area and the rest of the 90+ listing are for houses?

Compare basics like size, bedrooms, amenities, also look at hotels in the area.
LLCs in Texas
I created my LLC in Wyoming and in order to create a business bank account here in Texas, I have to either file a $750 foreign LLC document with the state or create a whole new LLC in Texas thatโ€™s owned by my WY LLC for $500. The dual LLC option is great for liability and benefits of the WY LLC but complicates taxes and accounting. Which do yโ€™all recommend?

Delaware, Wyoming, New Mexico, and Nevada are favored as LLC locations for their anonymity as they generally allow for the formation of LLCs without your name in the public records. Wyoming generally is the most tax-friendly of the four. You can achieve the same effect in Texas by forming an anonymous holding company in Wyoming and listing the holding company as the owner of your Texas LLC. If you want to get crazy, have a South Dakota trust own the holding company. It can get a lot more complicated than this, hope this helps as a start.

@Hamza Qureshi Yes you will owe taxes for whichever entity based on the state in which it was incorporated
