Hey All
I have 2 investment properties one with a long-term tenant and one I use as a STR. Both Cashflow positive and in high demand and high capital growth rate areas. I currently work in tech and I am looking to purchase a business. I have tried various tax filing companies over the years and still feel am leaving money on the table. I also want to engage in proactive tax savings using strategies and my current CPA doesn’t offer those options so I am lookin g forward to learning here. - Why do you want to save money on taxes? Not just “to save money” — but what does that money mean for your life? ••• I want true freedom- being able to leave my tech job and pursue other opportunities while giving my family a good life. - Where are you right now in your journey? Just starting out? Own rentals? Flipping or doing STRs? ••• See above. - What’s your #1 challenge right now — your “big domino”? The one thing that would make everything else easier? ••• Building a business or finding a business to buy that meets my investment thesis.

Deducting Garage Renovation
My wife and I are artists. We're investing in renovating our detached garage to create a studio. Up to this point we've only taken the home office deduction for using a room as our studio. What kind of documentation should I get from our contractor as he finishes up the job? He has installed a French door, framed and insulated the inside, and installed drywall and lighting. Will just an invoice for the total cost of the job suffice or should I get more specific material break down for depreciating parts of the building like a cost seg? Thanks!

@Ryan Bakke, CPA Man, the trad Ira rollover paired with real estate deductions was new to me but made so much sense! Might be in our not too distant future 😁
Real Estate Property Taxes
I just paid my real estate property taxes to take advantage of the 4% early payment discount (deadline is 11/30 in many counties). If you own real estate property, this is a good time to double-check your tax notice and see if your county offers a similar early-pay discount. It’s an easy way to save money with zero extra work.

Thanks, I hadn't heard of the Trump Accounts. Just wanted to add something I found real quick - The $1000 bonus for opening the account is for children born between December 31, 2024 and January 1, 2029. Incentive to have more kids!
