I need advice. I know you’ve been where I am before! Help me someone!!
Hey guys, I’m pretty new to this scene. I’ve been studying very closely every single day for about a month now, retaining any and all information I can from all these wholesale gurus and fake mentors that ask thousands of dollars for some training course that they barley even put any effort into. But I have learned basically everything I could in this past month. One day I came across Zach’s YouTube page, Flip with Rick. And then it all clicked in my head after watching a few hours worth of jus videos. Basically long story short, this is where I’m at today and have been stuck for a Couple of days now…, I have a buyer list in Citrus Springs Florida, that are more then likely willing to work with me on some deals… But now I don’t really know what to do next… where can I find motivated sellers? And how can I do that for absolutely free? I have basically zero dollars to invest into myself at the moment and I’m fighting just to stay alive out here in a financial crisis sense… I’m 24 Years old I have a wife, 2 very young boys who depends on me for everything, I work 9-5 Monday thru Friday for 16$ an hour in CALIFORNIA!! San Francisco to be exact and if you know, you know it is not easy Or cheap to live here. I’m fighting homelessness right now too. So it’s either do or die for me to find my first deal. Someone please help me on what my next step should be!! 🙏🏽🪬

First thing you need to do is get the buy box for each of those buyers. Then you know exactly what they are looking for. After that start looking on Facebook Marketplace, the code violations, tax delinquencies and foreclosure lists for the areas that those buyers want to purchase. From that start skip tracing the leads and reach out to the sellers. One action leads to another and then just keep multiplying day by day.

@Gabriel Vilanova I currently use the counties websites and email the departments that handle those specific issues to get the lists. I don’t have xleads yet so I use cyber background and true people search.
Holdback %
I tend to do quite a bit of contracts with a holdback clause. Just wondering if anyone else does that frequently, and if so, what percentage of the funds do you usually release first?

Since the new SB 140 and TCPA laws in Texas, are y'all just wholesaling normally with an LLC, or are you using an LLC and a surety bond?

You must have a file that you already have access to because I did exactly as you said and it still doesn't work.
