Holdback %
I tend to do quite a bit of contracts with a holdback clause. Just wondering if anyone else does that frequently, and if so, what percentage of the funds do you usually release first?

@Charles Ricks at closing, I usually give the seller 95% of the money and hold back 5%. The holdback makes sure the property gets emptied out and cleaned up after they move. It also helps sellers who are short on cash because they can use some of that money for dumpsters, moving costs, and cleanup. Once everything is done, they get the remaining 5%. If they don’t clean it out, we keep it, but that’s never happened so far.

I just leveled up! I finally broke down and joined the x-leads community. I went all in and got the x-plan. let me know if anyone wants a serious, disciplined, dedicated, and trusting partner to work with. I'm going to get dialed in with virtual wholesaling. I'm about to spend just about all day everyday figuring out this system and making calls and connections. Anyone that wants to join the money-making train, she's boarding now. Next stop payday land! Handwritten Notes
I’ve been taking the time to write notes and mail them out. I sent 13 letters to highly distressed sellers from a government list and got a call back. She said she’s “staying for now,” but realistically she can’t. Now I have her direct line so I can follow up through mail or call/text. My first deal came from postcards, but that was more of a spray and pray approach. Now I’m working off a step 1-5 process every day, like I’m at work. Last week, that led to four real conversations! Just sharing in case it helps someone.

@Jason Jett I look at their situation first. If I mark it high distress, then I'll usually check in every month or so or at least check on the situation. If it's low distress, then I'll usually do every 90 days.
Got Roasted for My Handwriting… Might Get a Deal Out of It
This absolute delight of a woman went out of her way to call me back after getting a handwritten note from me - just to tell me my handwriting looked “like a child wrote it” and that I abbreviated a town (I’ve lived in for a decade) incorrectly. At first, I was about to teach her a lesson on manners (and maybe a little on safety too… haha jk… j…k… but really). Then I calmed down because, honestly, I don’t have that kind of time. I realized okay, this person really needed me to know she prefers neat writing and official county abbreviations. Now I know. Hey, if that’s what gets me deals, I’ll do it! Not-so-side note: she lives in the house, but she’s not the owner. Soooooo… a little probate contention prospect. I’ve moved on for now until the actual owner tells me to kick rocks. Lesson learned: write neater because people notice, don’t abbreviate anymore, and most importantly: you don’t have time to get caught up dealing with people like that. Take the feedback and keep it moving.
