Three lessons on acquisition I learned from someone young enough to be my kid!
I recently attended a Mastermind with house buyers doing $1 million or more a year in revenue. Spending money on marketing systems is what everyone there does. But no 2 companies are the same. One of the recent speakers I learned from is a young lady (I bet 25 years old) that is a lead manager. She generates 4-6 deals a month herself just by using follow up and other good systems. I took notes and here’s some insights I had for Flippers that are just starting out. Anyone can do these 3 things, whether you’re spending money on direct outreach, PPL, SEO, or not! 1. Handwritten notes- In the age of AI proliferation, personal touches mean more than they ever have! Have a stack nearby, on your desk, in your car/truck. I used vistaprint.com to print 250 personalized Thank You cards that I will hand write. I’m going to test my will to implement before I order 1,000! 2. Answer phone calls with a LIVE person. Ideally someone that speaks the local language. It’s interesting to me the number of businesses that use folks with strong accents to interface with their potential clients. I’m not against using folks that don’t have English as their primary language, but there is a BIG difference between someone in a call center in Jakarta and someone in America. In a business where we stand to make $20,30, or $40 Thousand Dollars, it makes sense to me to spend a little extra on good communication skills. BTW- I use Call Porter to answer my calls live. If you’re not spending at least $5,000 in direct marketing, I suggest you make sure you or someone you trust can answer your calls live, as much as possible. If you’re not able to answer them live, call back ASAP!  3. Document with your phone camera what you really do and share it on Social Media. If you’re not doing it at all, set one day a week to do it. If you’re doing it sometimes, add a couple more. Schedule it. Post it. If you have a website/business profile, share it there too!  I’ll go over these and other tactics I use on our Flipping 4 Real Mastermind call today. If you’d like an invite to attend today’s call for free, shoot me a message! I’d love to have you!

Replay of a Deal Analysis
In this video, I walk you through the essential steps of analyzing a real estate deal, focusing on the importance of having a well-defined buy box. I emphasize three key numbers you need to know, starting with the After Repair Value (ARV), which is crucial for determining your offer price. I also discuss the significance of understanding your market, particularly in competitive areas, where you should aim to buy properties at 55-65% of the ARV. As you evaluate potential deals, remember that if any aspect of your buy box doesn't check out, it's best to move on. I encourage you to reach out if you have questions or need assistance with your deal analysis.

Help me with my focus!!??
Hey all! If you’re a real house flipper, you know this business requires you to be good at lots of things, all at once! You have to find, evaluate, and buy good deals. You have to get them funded for purchase and repairs. You have to get them remodeled, on a budget, on time… and who does the work!!?? Then you have to get it sold, for top dollar. That means more marketing, understanding the market, and negotiating with buyers and their agents. And you have to do all of this while still running your family, relationships, health and spiritual life as well… 😮‍💨 Easy work!! 🤣🤣 What I want to know is, what part of this business do you find the most challenging?? I’m starting broad… which area is giving you the most struggle and/or stress?? Will you answer below??

Have you ever questioned everything — your work, your purpose, even your friendships — all at once?
Hey Friends! Have you ever questioned everything — your work, your purpose, even your friendships — all at once? Weeks like this make me feel that way. And I know I’m not alone. So many entrepreneurs I’ve talked to lately are questioning what they do, what they stand for, and even who they call friends. Maybe you’ve been there too — wrestling with doubt, fear, imposter syndrome, or even wondering what it’s all for. I want to share where I’m at, in hopes it gives you some direction as well. Lately, I’ve been facing a health issue no one has answers for. My joints swell, my muscles ache, some nights I run fevers, and most mornings it’s hard just to get out of bed. It feels like suffering. That word — suffering — takes me back to Viktor Frankl’s Man’s Search for Meaning. Two truths he taught stand out to me: 1. Suffering is inevitable, just like death. Without it, life isn’t complete. 2. Suffering stops being suffering the moment we give it meaning. So I’ve been asking myself: what’s the deeper meaning in this? And beyond my own life, when we as a community are faced with tragedy, loss, or division, fear and anger can easily become suffering — mentally, emotionally, spiritually. Unless we give it meaning. For me, the meaning is simple: I can’t control circumstances, but I can control my response. As Frankl said, “Everything can be taken from a man but one thing: the last of human freedoms—to choose one’s attitude in any given set of circumstances.” If I respond with fear, it shows me where I’m at. If I respond with anger, likewise. I’m choosing to respond with hope and love. Tiffany and I are recommitting to becoming our best selves so we can show up for you. We believe we are all loved by God. We believe in the power of couples, the beauty of families, the gift of entrepreneurship, and the path of personal growth. We want to walk with other entrepreneurs and couples who are chasing true freedom and lasting happiness. We’ll share what’s working and what’s not. And above all, we won’t stay silent about these beliefs.
