Deal question
Hey, I'm pretty new here, so I'd appreciate any insight! I just signed a listing agreement with a FSBO. It's a big house in a 3 acre lot, in a great town. House is paid off, seller lives there by himself (3,000 sq ft), and is afraid of all the uncertainty that will come along w the house sale. Property needs a ton of work, and he agreed to price it accordingly. How do I know how much the reno would cost? He wants 799k, and ARV is around 1.2M. TYA

Sounds like it’s already discounted from the ARV … are you trying to calculate a cash offer to lock it up ?
Mexico trip!
Hi team, my fiancé had a car accident and she can't drive (while the vehicle is getting fixed) which also means she can't work for the next two weeks. Don't worry, she's fine, the only thing that's hurt is her pride. But, with that in mind, we decided to take advantage and book a last-minute trip to enjoy some much-needed sunshine in Mexico. I'm training a new staff member this week, so I will only be working half days while in Mexico and I will be using that time to train the new staff. Please post all this weeks recordings that I will catch up on them next week. Thank you :)

Anyone knows someone or interested in buying mortgage note? Details: Amortized over 30years with 5 year balloon. Balloon is on June 2027. Each monthly payment is $3534. Balloon is $623,000. Original interest rate is 5-6%. Borrower has always been current.

What is the ARV and asking price for the buy in?
Spanish speaking lead.
I need help with a lead can only speak Spanish, for context I saw that they failed to sell their home on the market back in January. This person has owned the house for 10 plus years, they paid $126,500 for it back in 2015, it was then listed for 200k in January and 22 days later it came off the market, in the listing description it says investor special. The owner is 78 years old, the photos of the property indicate that it could do with some TLC. I am not a Spanish speaker and I believe with the recent activity of them trying to sell it and failing presents a great opportunity for a possible deal. @Aidelys Hernandez or @Kevin Jimeno please help!
