Investor Call
My first detailed call with an overseas investor after following the course to its core. Didn't follow the full LAPS model as I haven't created a Lead Magnet but the investor connected via LinkedIn who has been following my posts. Module 5 part of the course has really helped me extract information from this Investor who is based in UAE, looking to invest in his first BTL and eventually grow by snowballing following refinance model. Looking for a full hands off Investment and wants me to source, PM refurb and let.(No pressure :) Priorities - Capital Appreciation, realistic Yield and long term tenants. Budget-£200k His Why? Wealth generation, Financial freedom , ability to work from any location. Looking forward to more investor calls to polish my skills. Thanks Jamie!!!

Urgent Advice Needed
I just got my first RSA in Romford area via Letting agent. They are now asking me to pay 3months rent in advance and 1month deposit and their fee of £1000 one off. Is this normal please. Your advice is greatly appreciated

Some of the agents are very well aware of this rent to rent strategy and understand that once its on a company let , you will be making good money. Therefore, a lot of agents have started asking for a one off sourcing fee ranging from £500-£1000. Plus they will keep under their management and charge the LL a fee from 7-10%. You need to negotiate with them and offer them lower fees as you will continue taking the properties from them. On top of that , if they need a fee they need to cut a better deal for you not 3 months rent upfront plus a dep. Normally its one month rent and a deposit.

Hello Community, So excited to be part of the community and can’t wait to get acquainted with all of you . This is my first post but certainly not the last one. I do source properties in London , however, I need to scale it and make £10k pcm consistently with the help of Jamie York and his techniques !!!!! Looking forward to complete the online modules and get to the boot camp. An exciting news to share that I managed to raise £250,000 from an investor today who is looking for flip projects so no pressure on me😀. Best of luck guys 🤝
