When locking up a contract as a wholesaler, how do you pick the title company? Simple Google search? Do I have to contact/pay before a buyer is lined up?

So I'm reflecting on my cold calling session from last night with the one that cussed me out LOLOL. When she answered the phone, I'd asked if she was the owner of the property. And her response was "How can I help you?" However, the dialer said that the owner was named Alfred which I assumed was a male and didn't want to continue with the script since I was apparently speaking with a female... After that call, I'd started altering the introduction of the call to say "Hello and the owners' name" to see if I could get a better response. This actually worked and got me a little further for the rest of the cold calling session. I just wanted to see how you are were handling this? What are you or have you said to get past the "What do you want or how can I help you" when the person doesn't want to "confirm nor deny" that they're the owner or not?

Day 2 of cold colling through XLeads. I'm off work today and having a cold calling party. 103 calls for the first hour of calling.... 1-wants me to remove her from my database (removing but adding to driving for dollars to sticky note her door) and 2-were not interested in selling (I'll follow up with there 2 in about 3 months 😀) For the ones that cold call, do you immediately remove people who asked to be removed or do you press your luck and try again lol?
