Working-Class Professionals – Reliable tenants with steady income and predictable routines. They value affordability and convenient locations. Traveling Nurses and Medical Staff – Short-term, high-paying renters who prefer furnished, quiet spaces near hospitals and flexible lease options. Elderly Tenants – Consistent and peaceful tenants who appreciate affordable rent and accessible features like single-level homes or grab bars. Formerly Incarcerated Tenants – Often overlooked but grateful for second chances. With structure and clear rules, they can become loyal long-term renters. Registered Sex Offenders – A specialized group with limited housing options. Only consider if your property meets all legal requirements and you’re prepared to manage carefully. Transitioning Tenants (Divorcees, Job Relocators, Students) – Usually short-term but low-maintenance if move-in is simple and communication is clear. The key isn’t finding perfect tenants—it’s matching the right tenant type to your business brand. Which group do you prefer to serve?

Three rooms in Dallas did not rent for a very very long time 3-4 months Got a photographer in there today - Made a tenant remove stuff from common areas. Any other tips will be appreciated - recently put on SpareRoom (1 viewing) Roomster - a few messages - 11.99 to reply to messages for a month or so... Roomies was not happy I reached out to a few members who were looking for a room Craigslist - 2 viewings but they both have LARGE furniture MUCH bigger than room - not a good fit

Hi Hannah, two suggestions: 1. buy 5-10 bandit signs and post on street corners near your property. Use a different phone number from your personal line. 2. Go to ChatGPT and put in this prompt: Build me a list of local agencies in {insert your city, state} that help people find affordable housing. Include email address and/or phone number. Also, draft an email I can send to these agencies letting them know I provide long term room rentals.
