Rental Prices to Rise 12% in Next 5 Years
I think this is an understatement - when the PRS (private rental sector) shrinks and supply weakens but demand is higher than ever and growing... The only way is up. Another factor is the renters rights reform changes will mean costs get passed down to renters. So a shrinking PRS and a never ending demand from renters means average rents will be pushed up. 100% rents will be going up much higher than 12% over the next 5 years! With the landlord exodus currently happening demand will only be getting higher and higher 📈

What Would You Do?
If you lived in a property worth £200,000 and you had £200,000 cash in the bank. Would you: A) Pay off the mortgage and save yourself the mortgage payment each month OR B) Invest the £200,000 into something else (stocks/shares ISA, property, crypto) OR C) Something else? This really makes you think about the emotional decision over the strategic decision and there's no wrong answer... it's simply doing what you believe is right for you. But what would you do and why? B for me 100% Property investment doing Buy - Refurbish - Refinance and other creative deals like lease options / assisted sales. Also put 4k into Lifetime ISA stocks and shares then additional funds into ISA
