Bridge Lender
Hi all. We are working a deal right now. The CO is not done yet...In the possible case that it won't be, in time for the close, we may need a bridge loan. Does anyone in here do them or know of a lender that does @Justin Pilakka ?

Our goal is to get this series started before the end of August, and we want to stack it with the best guest speakers we can find. Here's what we need from you: names. Lots of them. Who do you want to learn from on the topic of finding deals? This could be someone great at in-person meetups, one-to-one outreach, social media, or any other way of generating deals for transactional funding. These do not need to be people you know personally or can reach out to yourself. We'll handle all the outreach. Just tell us who you'd want to learn from, even if it's someone you follow online, admire from a distance, or have only seen speak once. Drop their name below. If you know why they'd be great, tell us, but don't overthink it. We'd rather have too many options than miss out on someone great because you weren't sure what to write. Call Tonight + Stack/DSCR Proper Process
We have an open Q&A call tonight that we will likely focus on the Stack Method if we don't have too many other questions. We might even push the Q&A to after the discussion to make sure to get it in. We will talk about the below topic as well at the start of the call. Please take a quick read and bring your questions, comments and proposals to the call. __ Also, we are running into a common misconception about the process with primary funding on DSCR deals. 👉 Some of our acquisition team members are feeling like if their client is doing a Stack but needs the DSCR support as well, they should apply for both deal types. 👈 This is understandable, but causes us internal challenges and slow downs. Let me explain. 👇 The normal process with all Stack deals starts with us evaluating the deal, the players, the experience, etc. That means we are doing the following : 1️⃣ asking about their primary lender and if they need us to refer one to them. 2️⃣ doing the same thing with a TC, since these deals fall apart frequently when they don't have an experienced TC for the real estate transaction. 3️⃣ doing this with the title company ... because we want to get them to use one that is used to these deals, like Closed Title. If a second deal comes into our system for a DSCR there are a few potential issues that arise. 🪢 it's not tied to a Stack deal at submission; it's a stand alone DSCR that looks like it needs additional funds (doubling the actual need). 📥 it can be automatically routed to one of our primary funding partners, and not the one that we are working with on the Stack deal. This wastes their time and can damage our relationship with them if repeated frequently. Therefore, if the deal is a Stack deal and we are intending to fund the Stack portion, please DO NOT submit a second deal for the primary lending portion. However, if it is a deal we are not funding the Stack on (i.e. Refi, etc) please submit only the DSCR request in the system. Only submit the Transactional deal request if other funding is related to it.

Been super busy of late, but glad to report that I have had 2 submissions for my white label today! What??? I spoke with the submitters and they are real deals! This stuff works! Keep talkin!
