What happened?
Need advice. So I've been talking to this seller for about a week or two. So today I went to see the property and took pictures. We kinda talk and she told me where she was at price. Little higher than where I needed but I said let me talk with my underwriting team. I called her and was like I'm able to do 175k and she said that works. I get ready to send the contract this is what she says "Amare, I think I made a quick decision to sell. And have to re-evaluate my decision to sell. I had somethings come up" I'm like omggg so I hurry up and call and she was like I have some stuff come and need to talk with my partner. The shocking thing is when we talk multiple times she said her partner wasn't apart of the decision so it's like wtfffff. She was like I still want to move forward but I need to get stuff sorted out first. Any advice?

How Would You Structure a 30-Day Post-Closing Occupancy?
Hey, I'm looking for some feedback on how you would recommend structuring a post-closing occupancy on a wholesale deal. Seller wants to close within 30 days but remain in the property for up to an additional 30 days after closing. I've heard of people having a certain amount of the seller's proceeds held back in escrow at closing, which is then released once they vacate the property. Is it also common to structure some form of tenancy or occupancy agreement for the period they remain in the property after closing? How would you normally handle something like this?

Cold calling
What time does everyone stop cold calling? Meaning like what’s an appropriate time to stop calling and not bothering people. I was calling 8pm est and getting my calls ignored. I’m in Chicago so when I was calling it was 6pm here.

@Kyle Shea me personally I’m in New Jersey. I noticed my best response time where people actually pay attention. I’ve gotten deals is 3 o’clock window hits like a bull’s-eye every time.
