All marketing channels work if you work them. Each appeals to different types of sellers. Below are some channels that I have successfully closed at least one deal from: • Bandit signs • Direct mail • PPC • PPL • SEO • Cold calling • SMS blast I have NOT closed any deals from any of the following: • Agent referral • Listed on MLS • FSBO • Facebook ads That doesn't mean that they don't work, surely someone has had success with them; just not me. #KanyeShrug
@Lachy Mclean thanks! It comes down to your personality. If you're a people-person, cold calling might be your best bet. If you're more introverted, SMS or direct mail. SEO is a long game, it takes several months to rank high. PPC & PPL can be costly, especially as a beginner with a low closing % rate. Hope this helps.

@Alex Serrano you can also give yourself enough time in the contract for the EMD to come from your end buyer. Instead of 3 days, you can put 10 days; by then you should know if the deal will move or not.
