I finally did it. I closed on my first mobile home park in Nebraska. Multiple offers sent, in and out of contract on several deals, two extended closing dates… and I finally did it. Wild journey… lots of failures along the way that I’ll share more about… but I did it. And raised 100% of the capital needed. I couldn’t be more proud. Huge thanks to @Ryan Narus and @Michael Pansolini for their mentorship program, community, and most of all their friendship. Park #2 is not too far away…

Why is it that tenants complain about a problem, and then complain about the way you choose to fix the problem? Many of my tenants complained the park is too dark, so now I’m spending thousands to put in street lights. And now I’m getting bombarded with complaints about where the street lights are located! Can’t win. 😞 Sheds light on why some landlords don’t even try.

Hey all! Looking forward to learning, growing, and connecting with y'all here! I just got my first park under contract and feel way in over my head. But that's what getting out of your comfort zone feels like, right? Its a 20 pad MHP also zoned for RV's. Half of the lots need significant infrastructure upgrades and the park overall needs quite a bit of attention to get it back into shape. I have parts of the team in place and figuring a lot out as I go. But one reason for joining this group is to connect with other owners that have went though a heavy MHP makeover. Also looking to bring on capital partners. If that's you lets chat!

Some people have brought to my attention that attendance is better for the Nighttime Studyhalls (9pm ET, 6pm PT) Individuals have requested we do only Nighttime Studyhalls going forward! What do you think? Should we keep them at 1 time weekly? Is 9pm too late for East Coast People? Is earlier than 6pm too early for West Coast and Central Time people?
