How are you managing your deal process right now?
You should be spending more time closing deals, not chasing leads. So I'm curious: how do you handle your deal process today? I built an AI agent that runs in the background of real estate teams. It handles: → first response to every lead → automated follow-ups → scheduling viewings → updating the CRM along the way I attached a demo video so you can see it in action. Honest feedback wanted: Where does your team lose the most leads: slow replies, weak follow-up, or booking? Would you trust an AI to handle the first response? What's missing from this demo? Drop your answers below. 👇

Weak follow-up is usually the bigger leak. I’d let AI handle first response and scheduling, but the demo would be stronger if it showed the handoff when pricing, terms, or emotion comes up and exactly what gets written back to the CRM.

Philadelphia and South Jersey for small multifamily. The biggest challenge lately is keeping insurance and repair assumptions current enough that the offer still works.
Analyzing deals fast
Hey everyone, Finding good deals only gets you halfway there. I've been finding that the real challenge is analyzing them fast enough to take action before someone else does. I’ve been workshopping a few ideas with ChatGPT to streamline my initial analysis process, and I wanted to share the framework that’s been working well for me: 1. Upload your documents: Drop the offering memorandum (OM) or property docs directly into your LLM of choice (ChatGPT, Claude, etc.). 2. Use this prompt: "Extract key information including, but not limited to: asking price, square footage, NOI, expenses, and lease terms. Produce a 1-page summary highlighting key insights, potential risks, and the overall property outlook." 3. Review the output: The AI will spit out a clean 1-page snapshot with financial metrics and red flags to watch out for. (Feel free to tweak the prompt to extract specific metrics or expand the report depth depending on the deal type.) I’ve attached a visual workflow below to show how it works. Hope this helps speed up your pipeline! Happy to walk anyone through it if you have questions.

LLMs are great for the first extraction pass, but I'd treat the output like intake, not underwriting. Tie every number back to a page in the OM or source document so a confident hallucination can't slip into the model.
which expense on a T12 do you always double check?
just wondering which one you never take the sellers word on

The multifamily market is cracking open and most people won't be ready.
For the last two years, owners have been holding on by their fingernails. Bridge debt coming due. Rate caps expiring. Refis that don't pencil. Insurance and taxes eating margins alive. They've been extending and pretending. That window is closing. I'm seeing it in real time. Deals coming back to market. Sellers who wouldn't return a call in 2021 suddenly getting realistic. Lenders quietly pushing notes. The owners who bought at the top can't hold on any longer. Now, let me be straight with you: it's still hard to find deals. This isn't 2010 where everything was on sale. You have to dig, underwrite hard, and be patient. But here's the thing. The people who win in the next cycle are educating themselves right now. Learning to underwrite. Learning debt structures. Learning what a real deal looks like versus a trap. Because when the opportunity shows up, and it will, you don't get time to learn. You either know how to move, or you watch someone else take it. The market doesn't wait for you to get ready. Start now.

The lender and maturity-date side of the deal is becoming as important as the broker pipeline. I’d rather track near-term debt pressure and verify current rent collections than assume every distressed capital stack creates a distressed purchase price.
