Tenant Eviction Help
Hi Community, I've been having a big problem evicting a tenant that doesn't follow house rules. He keeps threatening us with LBT. We have served him quite a few forms, talked to intermediator, cops, paralegal, lawyers. Now he's calling the cops on us house owners. How else can I get him out? It's been a toiling 3 months of back and forth.

@Richard Thayer The tenant is taking his sweet time to find a place. It's been over 1 month and he has not moved nor signed the N11. In contrast to another tenant, when I told him he had to go in 2 months, he left within 1 month. The other one when I did not agree to let him stay (as the 3 were banning together against me), that guy found a place within 2 days! So I don't buy it that this problem tenant was not able to find a place within 30 days. If he is scamming landlords by doing this way, landlords beware of this scammers scheme! @Scott Eagleson Seriously, we can't figure it out. We've found him rooms, but he didn't want to take the other places. We've offered him cash for keys. We've offered him one month free rent (it's been 2 months now). I have served him N4, N5. We had an intermediator who calmed him down and talked him into signing the N11, but I said giving him 2 months to stay was too long, I wanted him out within 2 weeks on April 30th, 2025. Well, that was a mistake, because days passed, now it's June, and the N11 isn't signed. I wanted to send him the notice N12 that family is moving in. Yet my partner said let the lawyer handle it. I'm not sure what the lawyer has done. The tenant called the cops on us Landlord. He filed a case to the Landlord Board Tenancy. So now we have a hearing. He has an emotional aunt that told him to sue us for the months he has paid and for future months until his lease is up (next year). He still does whatever he wants and disturbs the harmony of other tenants in the dwelling. I've been flipping tenants every month, and having vacancies because of him. 🤯 😤 Any other suggestions would be great.
