Should new users who are looking to learn use the ai bot for tips and tricks on how to get a property under contract? I had it help me run numbers and provide exit strategies but a notable user in the community said the deal wasn't good.

I dmed you about about the discord. I also used your chat bot to help reference this deal and calculate numbers, should I not use it as advice if one of your server admins basically made the deal sound terrible?

Hey guys. Hope you’re all doing well. Learned a lot about what I thought would be my potential first deal but it turns out from misunderstanding and me genuinely trying to learn understand what was wrong, I got kicked from the discord. The context was that I posted my deal to one of the server admins JV forms and was having a chat about my contract when I then was being prompted that my deal was shady and practically illegal. Here is verbatim the feedback i got (and my response in parentheses): 1. it is not turnkey, it needs a light cosmetic reno - (I mentioned it needed light cosmetic, I said turnkey from a copy and paste so that’s on me, but light cosmetic is mentioned) 2. If you put it on market, you need to make sure you have the correct contract because you are opening yourself for a lawsuit - (This property was agreed upon verbally on a contract price before they were “publicly” listed, but both the seller and realtor said they were on the MLS for 2 weeks prior to zillow saying so) 3. You are treating a cash deal as a novation, that isnt legal (my contract clearly states and/or assigns and the timing of them going public on zillow makes it look like a novation, but this was never the case and the seller and realtor knew I was making the contract assignable) 4. An investor needs a discount, you are allowing 0 discount (if my contract is overpriced I understand, simple as that) 5. This is a deal no jv person will touch because of all the illegal shady things with this deal (I found this lead as an “off market” high equity. When i texted the lead with sms blasting, i was referred to the agent. At the time, zillow did not have it listed but the agent was in the MLS for 2 weeks) After the discussion was concluded, I acknowledged I would take note of the feedback and just back out to be safe and then I was banned… Note, it was also mentioned I was marketing this illegal and in which case, I would understand if I had stated this was under contract which I made sure not to say and kept it vague like off market rental and opportunity until the verbal was agreed on. Even with the verbal, all I did was say the property and the numbers and asked others around if the deal made sense when they would ask for details.

Shouldn't stress too much on ARVs. Use their chatgpt bot to run arvs for a property. Have grok run arvs too so you can estimate the ARV from both then lowball from there.
SMS Blast Journey
Hey all! For those that are SMS blasting on Xleads or looking to do so, here are some tips and tricks I have figured out to go from constantly getting flagged and blocked from carriers and a2p to now blasting 750+ contacts a day with no issues (All on one number and completely automated!) How to utilize the automations that are provided: - The automations that are already made for you are templates. If you simply just get your number approved and plug them into the templates, nothing will work. - Edit the templates with compliant templates. You can ask ChatGPT or the Flip with Rick wholesale bot and ask for a2p compliant texts so that the carrier doesn't flag your number. The bot will recommend rotating texts so use as many templates as you can - There is a workflow inside Xleads (twilio validation) that actually filters out the bad numbers (landlines and unreachable numbers) so that you can only send text that will be delivered. Though the opt out rate is based on your list and quality of leads, using this workflow will prevent you from texting landlines and hitting a high error rate. - If you are someone like me that is only a sole prop and doesn't have multiple numbers, deriving from my second point, have a new text template each hour to avoid carrier flagging and divide your marketing hours to your messaging limit so that your compliant template doesn't get flagged for being repetitive. - Don't chat for too long as the main goal of SMS blasting is to get them on the phone. Whether you have a work/cell phone or a dialer, try to continue the conversation over text once they seem qualified as each text does count. There is so much more I can put but if anyone has specific questions, I will answer them to the best of my ability. I have been blasting to get my first deal as I have some money to spend and have had multiple conversations. I'm keeping the consistency and watching the volume to ensure I am on track to get my first deal here soon.
