First Deal!
I finally closed on my first deal today! I've already got it listed on Facebook so wish me luck that I can turn it quickly! Now I need to make some more calls and see if I can't close on some more properties.

US Bank
I have had nothing but issues with US Bank for a business account. Every attempt to order letters has been declined as a fraud alert, buying me a long wait on their phone lines to speak to someone who then releases the hold and temporarily authorizes the purchase, (with the intent of it being permanent). Who has experience with alternatives?

I went with Wells Fargo and it was done pretty quickly. Applied online and got a call back from a banker to finish up the account setup.
Calls are coming in
I am getting calls so the letters are getting people attention. Be prepared for people with negative attitudes, like Aaron said just shut it down and move on. Also, be prepared for people willing to sell! Things I learned the hard way: - The seller doesn't need to have the deed with them, we can perform a title search in our due diligence to verify their ownership. This is crucial especially when the seller owes some taxes. Please don't say they need to get the deed from the county (like some dumb@ss did πŸ˜…). They owe taxes and contacting the county is the last thing they want to do! - It is beneficial to know Spanish. If the seller prefers a Spanish speaker tell them you will call back with someone who can translate for you. It is better than trying to speak English and confusing them. I am looking forward to more tips on handling phone responses from Aaron and everyone else!

Answering Questions/Objections
Hey Aaron, in the videos you talk about not letting the land owner that you are negotiating with drive the conversation. But how do you redirect or answer some of the questions that I’m sure you get. Like: Why do you want to buy the property? What are you going to do with it? How do you make your money on it? Or maybe you could share with us some of the frequently asked question / objections you get and how to handle them. I’m sure it’s not a good strategy to say you’re going to turn around and sell it… so what do you say?
