Any Advice?
I feel as if I need to learn everything and go over every possible situation before reaching out to possible sellers. I'm stuck because I don't want to find myself in a situation where I don't know what to do, but in thinking this way I haven't really accomplished anything yet.

You actually get the ability to handle every situation after going through it on a call - you won’t know everything the first time so my best advice is to start and you will get better at it along the way. If you get stuck, I usually say something like, “hmm, I want to pause and think about that with my underwriting/team/bosses before I give you an answer. Let me get back to you on that” even if you work for yourself I recommend making your calls look like you have to answer to someone higher than you.
