Property In Negotiations.
I got a bite on the 400 letters i sent out. ITs actually a property that had been on the market for about 266 days. They were asking for 20K. I do see that properties in this area sell for 28K - 35K. This property does need some dirt work, so I wonder if thats why it has sat for for long. I have talked with the owner and he is willing to take $14K. Is that fact that this has sat for so long a bad thing? Or is it possible that spending some cash to make it more appealing an option?

I would talk to builders in the area. See what it would look like to make it more apealing. How much would it cost? I personally would go search some where else because there is plenty of opportunnity. Just gotta send out more letters.
No Prices Shown on Zillow
I am looking in an area that appears to be a good fit. A lot of sales, its a good market. But, Zillow does not show any prices in this area for some reason. Any other options for setting a price?

If it’s in a non disclosure state Zillow won’t show for how much the properties have sold. Are you looking in Texas by chance?

Property / Owner Search
I am looking at a specific property for myself and want to make sure that I contact the right person. I property radar, I get the name of a person and notes the age as 120 with a mailing address. So, I go to the mailing address in PR, and it notes the name as "Power of Appointment Casey". Any idea what this means? It looks like the property is in a trust.

A power of attorney is given when the owner allows for someone else to manage an asset completely. Usually this is done when the owner is sick and is not able to handle the legal matters of a property. The owner gives permission to someone else to handle those matters. The thing about a power of attorney is that It is only valid if the owner is alive. I'm guessing the property owner is dead and someone else was the power of attorney before the owner died. The power of attorney doesn't have permission to sell if the owner is dead. The property might have to go through probate for you to be able to purchase it. It might be worth it, if you are wanting this to be a personal purchase.
