So close, but yet so far
I am so close to being covered on average. I still need to worry about insurance so can't retire just yet. I also want to double this so I am completely covered in case half the properties go to $hi7! :) LOL

Nice to meet you @Fernando Corona - Can you tell us a bit more about your company & lending model?

Wow 100 people in the group. When I started this I thought it would be just a few of us odd balls doing rent by room and sharing what we learn along the way. I know most of this group is me posting things as they come up. I hope some of this group helps folks if they are interested in this strategy. Let me know if you wanted to see something in particular. Thanks all, Jarrod

@Jarrod Ochsenbein Yeah I think having something like this is an incredible asset, and a great place for people to interact with you (and ideally each other) about a specific niche. For RREA we have ebbed and flowed quite a bit with engagement. For example right now I have hardly been posting anything in there, and as a result there's not a ton going on. But at times I would put weekly prompts/questions in, host workshops (this was always the most popular), and do coaching calls. Those provided different containers that people could interact with as they please. Do you poll or ask people what they want regularly? That's the best way to find out in my opinion. Also DM members individually to learn what they're up to and build things that are relevant to them.

@Jarrod Ochsenbein I know it can be discouraging when engagement is low. I say keep doing what you’re doing and just trust that you’re providing a lot of value and a great place for people to meet, mingle, learn and take action. I’ve referred people this way and will continue to do so if I know they’re into coliving. Let’s set up that workshop soon so we can cross-promote it in RREA too.
Today's Rent by Room REI open dialog
Quick recap James and ReiJarrod discussed their experiences with real estate investing, focusing on operational challenges and strategies. ReiJarrod shared insights into managing properties using platforms like TurboTenant and PadSplit, while James detailed his transition away from PadSplit to a more automated system using Microsoft Teams for tenant communication. They explored the potential of adding extra units or converting existing spaces into ADUs to increase property value. ReiJarrod highlighted the importance of data tracking, sharing his experience of using ChatGPT to analyze tenant communications and operational hours. They also discussed tax strategies, including cost segregation and depreciation, and the implications of living in properties for tax benefits. James shared his goal of creating a redundant operational system to minimize personal involvement. Both agreed on the value of focusing on specific market opportunities and discussed potential future collaborations or visits.

Microsoft Teams for tenant communication is a new one for me. Is there a specific advantage to that ?

@James Dugan That's awesome! Yeah I think Teams is great, especially when your entire team uses it. I've used that for all my corporate jobs so it actually would be easier to keep track of from that perspective. I've used Slack for other businesses, which has a lot of those same featuers. But nothing beats XLS and other native Office software for functionality.
