Order of placement
I have my septic permit for my property in Georgia. The septic system is going behind the home. Should I place the home before or after the septic system? If the home is not aligned with the main drainage to the septic system, does this cause a problem? Will the plumber make the necessary adjustments? Thanks, Howard
Another CO in the books!
Completed my build in Oxford NC today! This was my first time using a drywall finished home and I'm really excited to see how the market responds to this. We came in a little over budget because of some issues with our well (we expected to hit water at 250 ft, didn't actually get there until close to 500 ft!) and had a few other hiccups along the way, but we made it! We still need to finish the gravel walkway from the driveway to the front steps, as well as a 12x15 patio off the back steps (we chose not to do a deck on this one), and then staging and pictures, which should all be done by early next week! More info to come on total expenses but looking close to 230k all in and targeting a 290K exit. This is a 1600 sq ft, drywall finished home sitting on over 4 acres in a really nice, quiet neighborhood in Oxford. Less than a month ago, a 1600 sq ft, entry level wall-board home built in 2021 sold for $275k on 3 acres, so I feel good about where we are positioned! But lets see what the market says!

New Housing Legislation Now Enacted
The final version of the bill includes the following provisions: - Adds reforms to housing counseling agencies conducting educational programs - Expands access to lower-value (called "small dollar") FHA mortgages under $100,000. - Creates a program for whole-home repair grants and forgivable loans - Simplifies and expands government planning processes associated with affordable housing - Creates a $200 million grant program that aims to increase housing supply - Allows for simplified approval for pre-reviewed housing designs to stimulate construction - Updates FHA maximum loan limits for multifamily mortgages - Eliminates the permanent chassis requirement for manufactured homes and seeks to reduce financing friction for modular housing - Increases the FHA loan limits for manufactured housing loans - Loosens restrictions on small bank mortgage lending - Supports the opening of new community banks and credit unions - Restricts institutional investors that own at least 350 single-family homes from buying additional properties, with some exemptions - I'M NOT SURE WHEN THE MANUFACTURES WILL ELIMINATE THE PERMANENT CHASSIS REQUIREMENT AND IF THIS ONLY HELPS FOR 2 STORY UNITS.

I own a 4.6 acre parcel of land in Kansas City, Missouri. It is zoned R4. Water, sewer, and electricity are at the road. It is adjacent to a large manufactured home community that was recently totally emptied and the restored to a new community. The old community was an eyesore. The company that owns the MFH community is a respected group. On the other side of my property is a single family home community, older starter homes. I have been trying to sell this property for almost two years. I am on my third realtor. I was thinking about trying to reposition the asset as a small manufactured home site. There are no owner MFH properties in the area. There are plenty of MFH, all Inside rental communities. Does anyone in the group live near zip codes 64133? I would need to rezone the property. If I could get 10 pads with minimum square footage of 10,000 square feet, I could turn lemons into lemonade. Contact me if you have any suggestions or recommendations. Thanks, Howard
