Hi guys I’m finally able to post my own post since skool limits you until you get enough points when you join lol. I just wanted to introduce myself since I’ve only met a few of you. I’m @Richard Salinas wife! I’m a real estate broker but I’m an investor first 😊. I manage our rentals and my goal moving forward is to fully focus on ground up builds. Where we are with our current ground up duplex projects: @Richard Salinas and myself are ironing out a couple of other real estate transactions this month so that we can fully focus on our duplexes. We already have 2 vacant and cleared lots with surveys and we have 1 ready with plans. We will be solidifying the funding and getting permits approved for Q1. I’m hopeful that we should be breaking ground by end of Q1 so we are super excited! We will also try to document everything as well so y'all can keep us accountable 😊. Our plan this year is to build 2 duplexes from the lots we have already started on and pickup 2 more lots/start 2 more duplex projects before end of year!

The more I read the B2R post, the more I get inspired. @Ivette Salinas you make it sound so effortlessly although I know alot of planning went into this. What state(s) are you building in?

Hey B2R, just thought I'd introduce myself to the newbies to the community. I joined the B2R community on 8/30/24, back when there was a nominal fee, because I was looking for real support and real knowledge as I stepped into Build-to-Rent. What I found went far beyond that. Juan freely shares invaluable insight, not just theory, and consistently shows up for the community. He also does weekly late Thursday night calls, making sure students feel informed, confident, and comfortable asking questions as they navigate this space. What I appreciate most is Juan’s approach. He’s passionate, but always objective. He doesn’t tell you what to do, he walks you through your options, explains the trade offs, and gives you the space to make the best decision for your situation. That guidance has been instrumental in building my confidence as an investor. If you’re serious about Build-to-Rent and want education, support, and a community that truly wants to see you win, this is it. The community has very experienced builders, those that have done remodels, rehabs or those just getting started in new construction. No matter your starting point, this is an awesome, respectful community to provide the support you need. I'm rooting for us all, one build at a time! My B2R 2026 motto - “Faith in the Plan. Discipline in the Build.”

Thanks @Teoy Thompson for the inspiration. This community just feels right. So many of us are beginners, but I never once felt intimidated - and that's something Juan handles incredibly well. That's a testament to how effortlessly Juan creates a welcoming environment.
🔨🏗️ Happy President’s Day, B2R Peeps!
Tell me why I woke up this morning in full corporate mode… checking emails, planning meetings… …only to realize I’m OFF today. 😂 The W2 brain is strong. While I’m still W2 for NOW and building in parallel, I’ve been deep in plan reviews. Shoutout to @Juan Cristales for helping me read my plans in a way that doesn’t send my stress levels through the roof. Instead of:“OMG this needs to be perfect and Pinterest-worthy and luxury and…” It’s now: 👉 What’s need-to-have vs nice-to-have 👉 What supports the appraisal? 👉 What supports the end game? 👉 What actually moves me toward 4–5 sets of duplexes… and eventually my event space vision? That mindset shift alone reduced my stress 50%. Still in pre-build mode. Still networking. Still sourcing lots. Still operating my duplex. Still working full-time. End goal hasn’t changed: 🏘️ 4–5 duplex sets 💸 Scalable build-to-rent mid-term portfolio Quick question for the group: For those not building full-time yet — how do you stay locked in while juggling your W2? @Candice Jackson @Tunde Smart @Kwame K.Dadzie @Sharn Robertson @Richard Harrison @Jordan Mead anybody else? Basically: W2 by day, Builder by destiny. Because some days it feels like this caricature.

Whew, I felt this deep in my W2 soul. But that mindset shift you mentioned -- elite. And I love how you're moving: Reviewing plans like a general contractor in training, running your duplex like a CEO and still clocking in at the W2 like nothing's happening. GOALS!! Keep up the good work @Teoy Thompson .
