If you wanna do a 50/50 JV land deal this week with no additional software or services, follow these steps; 1) Google the address in attached photo. 2) Search the map for vacant land in this specific area. 3) Find the owner using the Propwire website. Enter the vacant land address. Search the property owner tab. Land buy box
I have a big problem - I have a buyer and a really good buyer He wants Large parcels minimum 100 acres, county maintained road access, utilities are not a deal breaker but he wants ugly cheap as cheap as possible and will not go above $1500 per acre and needs to be off market. I am not set up to do off market hunting - so If anyone runs across something that fits this I will do a JV with you He will close asap within 30 days or less if the numbers work and will do nationwide but doesn't like west texas so much because it's already a cheap market and isn't easy to subdivide No wetland no flood zones 100 acres or more nationwide as cheap as possible let's make $$$ together

Hi everyone, Just recently I assembled a team of cold callers for getting leads. We are a very ambitious and looking for someone with active builders and buy boxes to do JV deals with. My team can output 1000+ calls, texts, etc. in a day so there's a good chance we can get you sellers within a couple days of us getting a buy box. Feeling Discouraged? Read this. ⬇️
Yesterday, something happened that really discouraged me. I had spent the last week and especially over the past weekend networking in this community. Connecting, sharing my experiences, learning from others, sharing laughs and kind words, building partnerships, and sharing the vision I have to reform the medical system in the USA by using my profits from wholesaling to develop community wellness centers. Then a scammer spammed my post. In an attempt to protect another member, I called it out like I always do. And within 2 minutes, I was banned because the scammer reported my account for calling them out. All of my last 7 days of posts and networking… gone in an instant due to one thoughtless action. This has happened twice in the span of 1 month, both times for the same exact reason. Those weren’t just posts to me. They were memories. A record of my progress that I planned to look back on a year from now. So yes, it hurt. But here’s the lesson I pulled from it: Wholesaling is the exact same way. You can spend days or weeks pulling lists, skiptracing, marketing, acquisitions, dispositions, you name it… and with just one careless mistake, it can all fall apart. Not all things can be avoided, but the things that can be like forgetting to follow up, mismanaging a contract, partnering with the wrong people, and BOOM. Everything you worked for feels like it disappeared in an instant. The lesson? Protect your efforts. Value your time and contributions. Double-check who you align with. And if something unexpected knocks you down unfairly, suddenly, and completely out of your control… DON’T QUIT. GET BACK UP! REBUILD, AND KEEP MOVING! Setbacks don’t erase your progress. They test your grit, they test your faith in the vision. They reveal how bad you really want it and if you really are who you say you are, if you’ll actually do what you say you will do no matter what. You can erase my posts, but you can’t erase me, the connections made, the seeds I've planted, my current momentum, or the success waiting for me on the other side of my dedication, effort, and consistency.
