Man... what a show it can be sometimes with the city. All for good reason so we have to figure a way to work through it. What's next? - Some grading will be needed (see piles of dirt hanging around some places): Monday - Sod delivery: (scheduled for Monday afternoon) - Sod installation: (scheduled for Tuesday morning) I only go about 10' AWAY from the house... otherwise, sod can get REAL expensive quickly. We're at around $175/pallet. A pallet covers around 400-450 sqft. - Exterior paint: You have to power wash the house first (scheduled for Wed morning - which helps water the grass) plus some additional caulking. Actual paint will go on Thursday - Interior clean-up: Any time this coming week... it's time to get it finalized. Who has additional updates on their projects? B2R, Juan-

I like the national average of Appreciation is 3% year over year. Love the video. When I was working for a mortgage service company, They serviced interest only loans. This guy was in california and it was a 1.5 million house. Never knew that was to maximize cashflow. That makes perfect sense now. Thanks for the Share @Juan Cristales

Retirement Isn’t About Your 401(k)
It's About Passive Income. A 401(k) is a bucket. Passive income is a faucet. Buckets eventually empty. Faucets keep flowing. Most people are taught: "Save more. Invest more. Hope it lasts." But real retirement freedom looks like: - Income that shows up without clocking in - Cash flow that covers basic living expenses - Savings that become a buffer, not a lifeline That's the difference between surviving retirement and controlling it. 401(k)s are great. Pensions are great, Social Security helps, but passive income is what keeps you independent. Examples of Real Passive (or Semi-Passive) Income: - Rental cash flow - Dividends - Royalties - Digital products - Licensing - Small automated businesses When your income pays your bills, your savings get to rest. ⚔️ Credit Avenger CTA: If you had to build one passive income stream before retiring, which would you choose? B2R Update | Still in the Build, Still Winning (Q1 2026 Energy)
Hey B2R family--> it’s been a few months, so I wanted to share a transparent update. Long post🤷‍♀️ The last quarter was a different kind of grind. Progress didn’t always look flashy, but the work never stopped. Quick highlights: - Continued building relationships with potential lenders - Strengthened my backup bench of subs (because Juan was right — always have contingencies) - Kept learning and revisiting Juan’s recordings to sharpen my understanding of materials, scope, and the actual build process On the lot side: The initial survey completed before closing was missing critical details around easements and setbacks (lesson learned). It took another month, multiple follow-ups, and Juan stepping in to apply pressure before we got a corrected survey. Three days before Thanksgiving, we finally sent it to the architect. Since then, we realized the lot layout (wider vs. narrow) may require plan modifications — possibly new plans altogether. No biggie, just potentially more cost. With the holidays, delays were expected… but yes, still waiting. While waiting, I stayed in motion. No stone unturned on lending options, team-building, and preparation. If I’m honest, if it weren’t for B2R, I probably would have thrown in the towel. This group has been the reminder to pause, recalibrate, and keep going. On the ops side: What was a long term rental is now transitioning to Airbnb or mid-term rental, so it’s been deep cleaning, minor repairs, marketing, and tenant vetting. Getting to the 1st permit may test patience, but adaptability builds portfolios 😉 If anyone: - Is looking for an Airbnb in a modern retreat area, or - Needs a 30–90 day unfurnished mid-term rental with all utilities included, Feel free to reach out. Or, reach out just to laugh, vent about funding and permits, or talk through your Q1 2026 build goals. 2025 didn’t deliver my second duplex, but 2026 will. My theme this year: overthinking the positives — because I’m certain I’m winning.
