AirBnB Withholding Payout
Hey team, Have you experienced AirBnB withholding payment for 28 days for your first booking? This is really weird to me. The family moved in Sunday, June 28. AirBnB has been paid. Yet AirBnB is not sending the funds to my account until July 26.

Hi Rebecca, is this for the first booking for a new listing and is this your first listing on your Airbnb account? Sometimes Airbnb does this for new accounts with new listings just to verify it's not a fraudulent host. After this first booking you should start getting the payouts the day after check-in.
PM vs DIY
Hello, everyone! We are Jason and Kate. We're in the process of converting our Stevenson Ranch, CA primary (5 beds; 4 baths w/ pool) into an icMTR (insurance and corporate). We found a wonderful local couple (Goode Homes) who manages nine MTRs full-time. Our current plan is for them to manage our property for us (20%), as we are moving out of state. That said, I am so encouraged by all of your WINS and would like to learn more about how the iMTR business works and how best to set-up for success. Would love your "just getting started" stories and advice. Glad to be here! K&J

Hi Kate! Self-managing MTR is very doable. It just comes down to your priorities and how much time you want to spend on it, how interested you are in learning, and if there is something else more important to you that you'd rather spend time on. I find those who self-manage identify as MTR operators while those who want to hire a PM identify more as real estate investors. I also own an MTR management company in SoCal but if I think self-managing is a better fit for someone, that's what I encourage them to do. Smart Lock
Hi Vetted family. We’re about to get a new smart lock for one of our homes and wondering if anyone has a favorite they use that’s links in to ‘The Ring’ door bell that hopefully, has a long battery life.

Schlage Encode is my favorite by far. We've also used August, Utec, Yale locks too for comparison and like the Schlage more because of hardware quality and the app works better. I'm not sure what locks work with Ring, but I'm curious what that connection does. Record when the door opens?

@Jeff and Sandra White I haven't heard of a lock you can control with the ring app. But its really simple to switch to another app for the lock

@Andrew Adams There are virtual ways to network and connect. And do you ever visit the area you want to operate in? Plan to go to meet ups those times.
