I'm telling you, this is an incredible tool that I use not just for real estate, but for learning all kinds of things. What I Love About It: I can create different notebooks within Notebook LM and upload various types of content—text files, YouTube videos, PDFs, website links, or just copy and paste text. The tool then condenses everything and creates a chatbot that I can actually have conversations with. My Real Example: I was learning about wholesaling real estate, so I uploaded four different YouTube videos all about that topic. Now the system compiles all that information, and when I ask questions about wholesale real estate, it gives me answers pulled directly from those video sources. Here's What Happened: I typed in "Give me the key points in wholesale real estate." After thinking for a few seconds, it gave me a comprehensive answer explaining that wholesale real estate is a powerful entry point to investing, offering a lower-risk way to make significant income without needing tons of money or perfect credit. It broke down everything—core concepts, what you need to get started, good market criteria—all organized perfectly.
