You can't learn it all from theory. Get the reps in. Look at deals. Call the agents. Run the numbers. Walk the property. Do the due diligence. Ask the bank if they'd finance the deal. Be surprised by the outcome. Become an expert in your market.
It's not until you cultivate that specific expert knowledge in your market and asset class that you have the potential to buy properties at the best price because YOU KNOW YOUR MARKET BETTER THAN ANYONE ELSE, and you can communicate the property value to a seller.
