Pulled the plug on a deal I had u/c today following a revised ARV based on physical walkthroughs by me and a couple other local investors. Learning points: - Never, EVER count on what you see online to represent actual physical reality! Physical walkthrough before EMD goes hard is a MUST. - If the deal is iffy, get your DD done ASAP so if itโ€™s a no-go, you can let the LA know quickly. You may lose the deal, but win the relationship. - Donโ€™t forget to check the surroundings. Things like commercial buildings, busy streets, ugly neighbors, etc. can impact pricing. As always, you can either win or learn!

Is There Really Fortune in The Follow Up? This Deal Says There Is!
In the real estate investing game, patience can be a profitable virtue Heard from a listing agent today about a deal Iโ€™d put an offer in on two months ago. At the time, she seemed quite confident my offer wouldnโ€™t interest the seller. Undeterred, I kept in touch. Noticing (thanks to an automated system Iโ€™ve set up) a price drop in the listing, I sent an email yesterday, โ€œjust checking inโ€. ๐—ก๐—ผ๐˜„, ๐—ฎ๐—ณ๐˜๐—ฒ๐—ฟ ๐—ต๐—ฎ๐˜ƒ๐—ถ๐—ป๐—ด ๐˜€๐—ฒ๐˜ƒ๐—ฒ๐—ฟ๐—ฎ๐—น ๐—ฐ๐—ผ๐—ป๐˜๐—ฟ๐—ฎ๐—ฐ๐˜ ๐—ณ๐—ฎ๐—น๐—น ๐—ผ๐˜‚๐˜, ๐˜๐—ต๐—ถ๐—ป๐—ด๐˜€ ๐—ต๐—ฎ๐˜ƒ๐—ฒ ๐—ฐ๐—ต๐—ฎ๐—ป๐—ด๐—ฒ๐—ฑ. Weโ€™re still in discussion, but as I think you can see, these are the kind of opportunities that come around only following diligent, friendly follow-up. Three steps to effective follow-up: 1. Keep track of all leads, even if just in a Google Sheets 2. Put leads into buckets like โ€œActiveโ€, โ€œWatchโ€, โ€œOffer Declinedโ€, etc. 3. Put dates on all leads that could still turn into deals and take action on those dates.
