DSCR Lenders and Private Money Contracts

I hope you're spending quality time with your families!
Anyway, I was wondering if anyone has any GREAT DSCR lenders I could reach out to. I will reach out to BetterLifeRef, but I'm also seeking other lenders that offer great rates and awesome service.
In addition, does anyone have a private money contract (document) to share? What are the MUST HAVEs in a contract? How long is a "normal" lend, and what is the best way to have the funds sent to you?
