Mr. Gregory, listing above market value does have a few potential advantages — it can leave room for negotiation, possibly secure a higher price if the right buyer comes along, and allow you to test the market if you’re not in a rush. However, the risks are important to consider. Overpricing often leads to fewer showings, less buyer interest, and a longer time on the market. When a property sits too long, it can become stale, buyers may assume something is wrong, and it can ultimately sell for less than if it had been priced correctly from the start. Strategic pricing typically creates stronger demand and better negotiating power.
